Q: If I buy an empty lot, is a single-wide/double-wide trailer, yurt, mobile home, camper, tiny home or the type of modular home that is built on a steel frame allowed as my residence?
A: No. The restrictive covenants do not allow for these types of residences.
Q: If I buy an empty lot, can I live in my camper / travel trailer / 5th wheel while I construct my permanent structure?
A: You must receive written board permission, which is only granted while progress on a permanent structure is demonstrated. The process must be completed in a reasonable time frame. The permanent structure must comply with both town of Stoddard regulations as well as the Hidden Lake Association's covenants, bylaws, and policies - please see our Governing Documents page for more information.
Q: Is there a transfer fee / what are the fees associated with buying?

Q: What are the roads like in the winter?
A: The HLA is composed of 9.2 miles of dirt roads, maintained through our annual budget. Stoddard sits at a higher elevation that Keene, and experiences more precipitation and colder weather as a result. While long-term residents of the neighborhood feel the roads have been very well maintained in recent years, those relocating from a neighborhood with paved roads may need to adjust equipment and driving style. Winter tires are necessary on a 2-wheel-drive vehicle and highly recommended for a 4-wheel drive or AWD vehicle for winter travel. If you have the expectation of being able to drive during winter storms, N'oreasters, and ice storms, then studded winter tires with AWD/4WD on a SUV or truck is the only way to go.

Q: Does the association maintain all of King's Highway?
A: No, the town maintains the paved portion of the road. The association's responsibility starts where the pavement ends, and ends at the top of Rice Brook Road.
